Job Description:
Purpose of the Maintenance Assistant PositionMaintenance Assistant is responsible under the direction of the Maintenance Supervisor for maintaining the building and grounds.
Qualifications of the Maintenance AssistantExperience in maintenance of apartment or senior care, health care or other residential/institutional properties, ability to read, write and carry out directions, and maturity and ability to deal effectively with the demands of the jobAbility to prepare walls and surfaces and paint neatlyAbility to operate carpet and upholstery cleaning equipmentSelf-starter, able to work with minimal supervisionAbility to work from a listAbility to identify problems and report concerns to supervisorExperience with senior population helpfulAbility to work with frail elderly or elderly with dementiaMust be able to pass the state mandated criminal background screening and random drug testing.
Essential Functions of the Maintenance Assistant Routine maintenance will be scheduled by the Maintenance Technician, in conjunction with the Administrator to assure all equipment and systems are fully operational.
Repair work performed upon completion of a written work/repair orderWork orders are to be completed as soon as possible after being received by the Maintenance department, and, with the exception of emergencies or potentially hazardous situations, in the order in which they are received:
emergencies and potentially hazardous situations will receive top priorityIn the event parts need to be ordered, or any other cause of delay, the resident concerned, or department supervisor concerned, shall be notified of the reason for the delay and estimated time of completion(See Work Order Procedure) Painting of vacant apartments as directed by Maintenance supervisor Carpet cleaning in resident apartments and general community areas as directed.
Upholstery cleaning as directed.
Responsible for weeding flower beds Responsible to assure that driveway curbs are properly marked before snow plowing season Proper use and maintenance of equipment Responsible to assure exits are clear of snow and ice in winter and that salt is properly applied and removed to prevent slip and fall accidents.
Responsible for maintenance of fountains in the ponds, where applicable.
Will assure gates are secure around the specialty care courtyard.
Will assure patio furniture is maintained and properly stored.
Will routinely inspect the exterior of the building- including all sidewalks and parking areas and take appropriate action to assure optimal condition is maintained.
Serve as staff liaison for men's club Other duties as assigned or as may be necessary to assure that the goals and objectives of this living center are fulfilled.
General Responsibilities of the Maintenance Assistant Be a goodwill ambassador for this living center.
Comply with Life Safety policies and periodic drills.
Participate in training opportunities.
Report safety and health hazards to the Maintenance Supervisor Work cooperatively with others on the same shift and across shifts Report to work as scheduled.
Participates in on-call duties as scheduled.
Treat all residents with dignity and respect.
Observe residents for any change in condition (physical, emotional, cognitive or behavioral) Communicate any change in condition to the Shift Supervisor Comply with infection control protocols.
Compliance with all Resident Rights including confidentiality.
Compliance with the guidelines stated in the Employee Handbook Physical and Mental Requirements of the Maintenance Assistant Able to lift up to 100# Able to stand, bend, twist, turn, stoop, squat, sit, kneel, pull, push, and walk long distances on hard.
